Nestled in the heart of St John’s Wood, North London, 38 Lodge Road is a landmark development delivering a 121 bed luxury care home alongside 12 private apartments, including 3 duplex units. Designed for Care Concern Group and Amazon Property, the scheme transforms a brownfield site previously used for commercial purposes into a high quality, purpose built care facility and residential offering.
The works included full site remediation and contamination control, demolition of existing foundations and structures, and protection measures for 3 TPO oak trees located at the front of the site. Construction involved CFA piling, a single level basement, and the relocation of an existing 500kVA substation, with an additional 800kVA connection installed. The superstructure was delivered using jump form RC frame construction to optimise programme efficiency, while the facade incorporates distinct precast features designed to progress in parallel with the construction sequence.
