Larian Studios,1 Farnham Road Office Fit-Out & Refurbishment

Our Project

The Larian Studios project involves the refurbishment and extension of an existing office
building at 1 Farnham Road, Guildford, to create a purpose-built UK headquarters for the
international video game developer. The 42,000 sq. ft. development transforms a vacant
commercial property into a contemporary workplace supporting the company’s expansion
from approximately 96 to over 220 employees. The scheme retains and enhances the
existing building fabric while delivering modern office accommodation.

The works include flexible offices, collaborative workspaces, specialist audio facilities and a
state-of-the-art motion capture studio, supported by advanced technology infrastructure and
high-quality finishes. Additional facilities include staff welfare areas, roof terraces, landscaped
spaces and enhanced cycling provision. Delivered under a JCT Design & Build contract, the
project emphasises sustainability, workplace flexibility and employee wellbeing, creating a
headquarters tailored to the gaming industry’s technical and creative requirements.
