Project Overview

This project involved the conservation, modification, and restoration of 3 protected structures at Nos. 11, 12, and 13 Morrison’s Quay to deliver a new Premier Inn hotel and 3 own door office buildings. The development carefully integrated historic fabric with new construction, providing approximately 1,093.9 sqm of office accommodation alongside the hotel use within a sensitive urban setting.

The hotel comprises 187 bedrooms with associated public and back of house facilities, including restaurant and bar areas, kitchens, staff accommodation, storage, and plant at ground and roof level, extending to a gross floor area of approximately 6,852.6 sqm. A new building fronting Catherine Street provides office accommodation at ground floor with hotel bedrooms above, with pedestrian access to offices from Morrison’s Quay and Catherine Street, and separate hotel access from Morrison’s Quay and Keeffe Street.
